Private Real Estate Loans
No matter if you are looking for a purchase or refinance loan. We are equity-based lenders which means that we base much of our lending decision on the strength of the property used as collateral and the amount of equity that is present. Our basic lending guidelines are that we will lend up to 75% Loan-to-Value on commercial real estate in California, up to 65% on owner-occupied real estate in California, up to 75% Loan-to-Value on non-owner-occupied real estate in California and up to 50% Loan-to-Value on vacant land in California. While in some instances we may elect to use these guidlines or not, for the most part, this is how we determine how much we will lend on a property.

We know there are a lot of lenders and brokers out there who are "yes men". We pride ourselves on telling our clients and prospects what we can and cannot acoomplish quickly. We don't want to waste your time and/or get your hopes up when we know there is little to no possibility that we can lend on or acquire financing for you.
